This building occupies an important location in the new commercial, residential and retail development at Spencer Dock. The site occupies key frontage to the River Liffey and is adjacent to the Central Square in the heart of the new development.

The building form is planned on a north-south axis with seven and eight storey north and south blocks fronting the reinstated Mayor Street and North Wall Quay respectively. The building also fronts Central Square, forming a critical element in the creation of the Square. The North block is designed in a U-shape, facing West around a landscaped open courtyard while the South block is subdivided internally by a full height landscaped atrium on an east-west axis. Both blocks are connected by glazed link bridges at upper levels with a landscaped separation at ground level to form a strong physical and visual pedestrian link with the Central Square.

The main entrances to offices are located at ground level off North Wall Quay and Central Square with retail units facing the new Square and Mayor Street, thereby identifying the public realm and ensuring a living quality to the street.

The total gross floor area of the building is 42,237m², of which circa 27,365m² has been designed for use as the signature headquarters office building for PriceWaterhouseCoopers.
