Block R is located on the southern side of the Spencer Dock Apartments – Phase 1 development and forms the southern side of the residential courtyards. The building fronts on to the reinstated Mayor Street to the south, Spencer Dock and the Royal Canal to the west and the landscaped Central Square to the east.

The building comprises a single level basement and a six storey building over, fronting on to Mayor Street with the sixth storey setback from the street façade and residential courtyards. The building is intended to accommodate space for offices with retail use located at part ground floor level.

The building is designed to form a unified street façade to Mayor Street but is planned as two separate blocks capable of separate lettings. Each office block is provided with separate main entrance and reception areas located at ground floor level off Mayor Street and including separate lift, toilet and stair cores. In addition, each block is provided with independent firefighting shafts comprising firefighting lift and stairs.

The basement level contains carparking and mechanical & electrical plant rooms. Vehicle access to the basement level carpark is via the residential carpark and access ramp located on the north side of the site.

The ground floor level contains office entrances and receptions, offices and associated toilets, lifts and staircase cores.

There is one retail unit located in Block R1 and two retail units in Block R2, accessed from Mayor Street and from a landscaped deck at the west end. The retail units are finished to grey box, for future fitting out by tenant.

Upper floor levels contain open-plan offices and associated toilets, lifts and staircase cores.

The total gross floor area is 14,220sq.m. (153,064sq.ft.)
