Master Plan
The Spencer Dock Site is masterplanned to comply with the Dublin Docklands Development Authority's Planning Scheme for the overall Docklands North Lotts Area. The south site is bounded to the north by Sheriff Street , to the south by North Wall Quay and the Liffey, to the east by new Wapping Street and to the west by Guild Street and Spencer Dock.
The centrepiece of the development is the 1.5 acre Central Square around which the various commercial and retail developments are planned. The square is located immediately south of Mayor Street which is reinstated east / west through the development on the line of the existing Mayor Street . The Square will include the future LUAS station which together with the mixed commercial / retail uses, will provide for the creation of a vibrant urban area integrating living, working and leisure activities.
The street planning, both in north / south and east / west orientation, provides for the re-instatement of the distinctive grid street pattern typical of the Dockland areas.
To the east of the site is located the existing Spencer Dock which forms part of the Royal Canal . The overall development in the vicinity of the Dock will exploit the potential of the waterbody for amenity and social development.
The masterplan includes integration of the landscaping with the reinstatement and redevelopment of the dock by the DDDA into a new linear park along the canal. This integration with the waterbody, combined with the development of the Liffey Campshires by the DDDA , will greatly enhance the public open space amenity already provided for in the Master Plan.
The Master Plan also includes for the refurbishment of the listed buildings, the former North Wall Passenger Station and the former London and North Western Railways Hotel both of which front onto North Wall Quay.
The development is masterplanned in four quadrants located around Central Square. Construction of the various buildings is proposed in a series of distinct self contained phases and will comprise approximately 557,400 sq.m. of leisure, office, commercial and residential accommodation.
